Good morning, and welcome to another episode of Tech Tuesday, presented by Delta Media Group, where we know that sometimes it takes just a wafer thin mint to go over the edge.

Today, we are going to go off the topic we talked about yesterday in our Unlocking Your Potential livestream video. We talked about market watches and market watch reports, and what they mean to you, what they mean to your business, what they mean to your customers, and what you can do with them. So today, we are going to show you how to set them up, how to use them, and you'll see how simple it is to just get them created for each one of your customers, so that the system starts sending them out automatically. So, let's jump into the DeltaNet and take a look.

Here we are on the home screen. We're gonna go down to Customers and Customer Center. The way we're gonna do this initially is we're gonna set up the Market Watch Report for a specific customer. You can set these up a couple different ways, but we'll do it the easy way first. That way you can see how simple it is, and we'll kind of go from there.

Let me scroll down the page. Let's say I want to set up a Market Watch Report for Jimmy McGill. I'm just gonna click on his name, and it takes me to his profile page here. Now we're gonna scroll down to Save Searches and Market Watch Reports. I'm just gonna click Add a Market Watch. We have all these options that we can choose to define the area, but in this case I'll just say by market. Let's say we want to do one for Canton City Schools. So now we've got school district, Canton City Schools. I'll just select that. By default, it's gonna begin sending on, you know, right away, but if I wanted to wait a while before it sends out, I can define that date. Then I can also set an expiration date, if I don't want them to go out forever. Say I just want it to go out for a year, and then stop them, I can set an expiration date also.

So, go ahead and scroll down. We'll give it a name. There we go. I have a variety of other options I can use to define the report. But in this case, we're just gonna set up our market, hit Done, and that's all there is to it. You can see I already had one in here for planned local schools, but if I scroll down, now here's our Canton City Schools Market Watch Report that we just created.

From here, I can choose whether I want to be copied on the email or not, and I can also change out this frequency, all the way from as often as sending one out every week, to as seldomly as sending one out just twice a year. The idea is you can fashion that to how active the customer is. You know, searching for a new home, or how recently they bought a home, as to how interested they're gonna be, and how often they're gonna want to get these reports.

But the idea is that what this is gonna do is when whatever interval you choose, it'll send an email to the customer with a bunch of statistics from the market you chose. So, it'll have some graphs on it. It has some sample properties. Recently sold, recently pending, stuff that's new to the market. It puts all that in this one report and sends it out to the customer, so that on one hand, you stay in touch with them, so even after the transaction, they can see information about their own neighborhood. And you stay in their minds, so that when they're interested down the road in shopping for a new home or selling their home, you're the one they go to. So, that's the whole central purpose behind these reports.

Now that you've seen the easy way to set them up, I'm gonna go ahead and jump in, and we'll get into the settings a little more in-depth. Let's say I want to create another one. So, I'm gonna create a Market Watch. We saw by market, but in this case, know that I can do one by radius, where I can just define the radius area on a map. I can make the circle bigger or smaller, or however I choose. We can do one by area, in which case I get to draw a box, which is kind of fun. And if you have a funny shaped neighborhood, I can go ahead and zoom in on this map, and I can just do smaller neighborhoods also. Then once I make these points, I can also move them around in here. So, there's a lot I can do to define the area when I'm building a polygon like this.

The last thing you can do is we'll add a Market Watch, and do it by boundary. In the case of a boundary, I can actually select an area, and it will draw it out on the map automatically for me. You can see the different boundary types here. So, if I wanted to do a school district boundary, the ever-popular school district, I'll select it, and then it actually draws out the boundary area for me. So this isn't just ... You know. If I go to Market and I type in Canton City Schools, what it's showing me is all the listings that we're getting from the MLS that say they're in Canton City Schools, according to MLS data. What this is doing, is it's actually drawing out the boundary area, and saying if the listing falls within the boundary area, then it's gonna include it in this Market Watch Report.

The significance there is that listings aren't always entered correctly into the MLS, and this is designed to kind of get around that. So that way, even if they don't put the correct school district on the listing and the MLS, or don't put a school district in, assuming that your MLS will allow you to put in a listing without a school district ... This will still pick it up, because it's picking it up by this boundary area.

Now, the other things you can do here is once you have your area selected, we went over to the Begin Sending On and the Expire On dates. We went over our market names, so you can change that out to whatever you need it to be. Another nice thing you can do with these is you can limit the property types down to just specific kinds of properties. So, if you're defining a large area, that maybe has a lot of commercial stuff in it ... Or not really commercial, but a lot of, say mobile homes, manufactured homes are within your area, in addition to your single family homes and everything, and you don't want those to be included in the report ... I mean, the idea is if you've got a customer that's just interested in single family, you might not want the numbers from these extra listings, or listings in other property categories, kind of skewing the numbers on your report. So, the cool thing here is you can select just single family, and then that's all this report's gonna take into account.

Then you can further fine-tune it. We've run into areas where, you know, you might be defining a large area, and there might be some smaller pockets of that area that are dealing in $100,000 homes, and other pockets of that area that are dealing in $500,000 homes. If your customer is in one of those $500,000 home areas, or that's what they're interested in, then you can narrow this report down so that it only takes those into account.

All of this functionality is designed to do exactly that. So, we've got price. We can do it by home sizes, bedrooms, bathrooms, even acreage size, and even down to the year the home was built, if they're looking for newer homes, or even holder homes, potentially. So, you've got all that ability to fine-tune these. Then lastly, you can limit the report to only showing recently updated stuff. The idea is if a listing is currently for sale, it's gonna show up on the report no matter what, as long as it's one of the ... And it gives you a sample of listings. So, as long as it's one of the sampling of listings, it's gonna show that. It's not gonna exclude those based on how long ago they were put on the market.

But you may want to exclude ... Like, sold listings can show up on these reports, if you have data for those. Pending listings can show up on these reports. In all those cases, if you want to show only the last 30 days' worth, because you feel like that's gonna be more representative of the current market climate, then you can use this slider to limit that out to 30, and then you would hit done, and that would only show properties that were updated in the last 30 days. Again, if they're not active. So, any stuff that sold in the last 30 days, or stuff pending in the last 30 days, all that stuff.

So, there you go. That is how you set up a Market Watch Report, the kind of thing you can do with it. Once you have them all set up, like I said, you choose your frequency. You can choose whether or not you want to be copied on these emails as they go out to the customer. You can also hit the Edit button to go back in and make changes. You can hit Delete to get rid of the report altogether. A second time, you confirm it. You can hit Preview, and then either preview it in your email ... Like have it send you the email, so you can see it there ... or you could preview it right in your browser. So, Preview, and click In Browser. It'll load up the report there. Lastly, you can hit Send Now, just to fire the thing off. There you go. That is Market Watch Reports.

Now, there's a second way you can set up Market Watch Reports, so we'll go in and take a look at that, also. If we go down to Listings, I believe ... There we are. Listings and Market Watches. Now here, you can set up Market Watch Reports in exactly the same way, but these aren't linked to a customer, so these won't email out automatically. What these do instead, is you go through exactly the same process to build your report here. You give it a name, the same way. And then you can choose whether or not you want this one to be auto-posted to Facebook, if you have Facebook auto-connector turned on.

We have other videos where we go over that, and we'll go over it again in the future, as we add more things to it. But with Facebook auto-connector turned on, this can auto-post every time it runs. So, it runs on ... This is when it gets new data, basically, so they're set to Monthly by default, but you can set the same intervals there. Every time it runs, Facebook auto-connector will pick it up, and then auto-post it over to Facebook for you. If you want to share it immediately, you can use any of these buttons over here to share on Facebook or Twitter, or wherever you'd like to share it. If I hit Preview, there we go.

Now, the difference with these reports and the way they look is they have this graphic at the top, instead of like an introductory paragraph. The reason for that is it's not an email, so it doesn't really need an introductory paragraph. You can see it loaded up some graphs here. This is all test status, so we don't have a lot of photos in here, but this gives you an idea what kind of report you're looking at.

There you have it. To add one here, you just hit Add Market Watch, and you'll see the rest of the process is exactly the same. Canton area, all the same options here. Done. Choose our interval. Create our report. That's all there is to it.
