Harley Wolfarth covers DeltaNET 6's Listing Profile Page functionality in this week's Tech Tuesday.

Harley Wolfarth:

Hello and welcome to another edition of Tech Tuesday presented by Delta Media Group, where if we had a magic ticket that would draw us into the movie we're watching, I feel we'd go with a nice comedy instead of an action movie because action movies can just have too much going on, you know? Need to relax these days.

Harley Wolfarth:

So today, we are going to take a look at the listing profile pages in the DeltaNet. I believe this is a page that we went over relatively recently, but we have added a fair amount of functionality to it. So we're going to make sure that we got a new video made where we kind of go over all the new bits and pieces involved with these pages.

Harley Wolfarth:

So first off, in order to get to them, I'm going to go down to listings and we'll just expand that menu. And I can click on manage my listings. Now, if you're in DeltaNet 5, you can get to this page by clicking on listings, and there'll be a link under here that says active listings that'll take you to this same page. Or you can shortcut directly to the profile page for a listing by just typing in its address or MLS ID up here in the search box.

Harley Wolfarth:

So we can see one of the listings here is this 867 South Boulevard. If I were to click on this MLS ID, it would take me into the profile page. But if I want to go there directly, I can type in 867 South Boulevard. And we can see it pops up in the auto-completer. I can just click on edit and that takes me straight through to the page.

Harley Wolfarth:

So from here, the way this page is broken down, we have a link up at the top that will take us to the detail page for this listing. So that's just a nice shortcut to get us to the public page. I already have it open, but if I click on it again, you can see it just opens up in a new tab there. So that way we don't lose our DeltaNet tab. The next thing you have here is the different tabs for the different types of listing information that you can modify or view on this page. So that's where all this is or where all this will take you rather.

Harley Wolfarth:

And then the next thing we have is we were on the overview's tab to start off with. We have some information about the listing. So you have an MLS ID, price, how long it's been in the system. This is a demo listing that's been in there for quite a while, as you can see. And then also, if this was a pocket listing, this is where you'll be able to get to the pocket listing information to go in and modify that. So in most cases, the listing will have come in from the MLS.

Harley Wolfarth:

So this section down here won't have this link to edit it, but because this one was added directly to the DeltaNet, just for the DeltaNet and for use on just this website and not added to the MLS is like an IDX listing, that is why it has this link down here. If you are editing a pocket listing, you would just click on this link that takes you in where you can see that pocket listing information, modify it, change the status of the listing when it goes off the market, anything along those lines. So go ahead and click back to get back to our listing profile page.

Harley Wolfarth:

Now the next thing you can do on this page is you can determine what will show up as the first photo or the first slide in the photo gallery at the top of the page. So by default, it is set to primary photo. So that's the primary photo for the listing. And if I go up here, you can see primary photo is what shows in that main section, but I have some additional media added to this listing. Now I've added all this media under the videos tab, and we'll take a look at how to add that. But if I click on this drop down, you can see all those things that I have added under the videos tab.

Harley Wolfarth:

So, there is a YouTube video, a Facebook video and a Matterport 3D tour. So let's say that I want to highlight that 3D tour. I'll go ahead and select that. You can see it changes there. I'll hit update gallery. And now if we go back to our detail page and refresh it. You can see that now, instead of having that primary photo, we have that Matterport 3D tour set up right here as kind of the primary element on this page. Now this is still a slider. So I can still use these arrows to view all the photos for this listing, or I can click down here and it'll open up the photo viewer, and then I can view all the photos that way.

Harley Wolfarth:

But the very first one is that Matterport embedded tour. And I can just hit play here and go through the tour right here on this page. Now keep in mind that whatever I select here media wise does not show it here instead of where it was showing before. So if I scroll down, you can see that that 3D tour is still here. The videos are still down here. So they're still part of the content on the page. But in addition to where they show up down there, it'll show up as the main element here at the top. So we'll go back into the DeltaNet. I'll go ahead and switch that back to the primary photo and update that. So that is the primary photo again.

Harley Wolfarth:

Now the next thing we can do here is I'm going to move on to photos. So under the photos tab, I can add, I can reorder, I can replace, or I can delete any photos that are attached to this listing. So if this was a pocket listing, then it wouldn't have any photos by default. So this is where I would go in and add those photos.

Harley Wolfarth:

For a listing that has come in from the MLS. We've most likely pulled all those photos in from the MLS, so you'll be able to see all of those here. If you wanted to remove one, you can just click delete. If you wanted to replace one, you can click on select photo and then just select that photo from your computer. Hit choose and you can see it loads up here. And then I would hit upload if I wanted to upload that photo to replace this one or cancel, if I decide not to. I can change the title associated with this photo, or I could even just grab this little grabber here and I can move it around to change the order of this photo.

Harley Wolfarth:

The biggest thing to keep in mind here is that if I do any of those things, I make any modifications to the existing photos or if I go down here, even if I just changed the order of those, or if I go down here to upload new photos and I upload a group of photos in bulk, any of those changes will mark this listing in such a way that it will no longer pull updated photos from the MLS.

Harley Wolfarth:

The reason we do that is so that a change at the MLS doesn't come in automatically and override all the changes that you've made here. So once you've edited them here, you kind of have to keep them up to date here. Now you can have this listing start pulling photos from the MLS again, but you have to contact us and we have to basically remove that flag. So this listing will start pulling photos from the MLS again. So there you go.

Harley Wolfarth:

Now, the next thing we have here is we go up to videos. You can see all the different video varieties that you can show here. Now, with all of these videos, if I add a video in, it becomes available for selection as the primary gallery image or primary gallery embed, I guess, using this dropdown here. So the reason that these three show up are because I've added them under this videos already. So if I go down to YouTube video and expand that you can see, I have a YouTube video added. If I go to Facebook, you can see that there's a Facebook video attached. And if I go down the line to Matterport, you can see there is a Matterport attached. But the rest of these, if I were to add a Vimeo video, for example, it would show up in that dropdown as well.

Harley Wolfarth:

Now all of these sections work in about the same way. So I'll go ahead and expand YouTube video. So under YouTube, you can see we have a video ID, URL, a share URL, and an embed code. So this page is not asking for all of those things. It's really just asking for one of them. So if you have a YouTube video for this listing, the idea would be that you go to YouTube, you get the URL on that page, copy it, and then paste it in here. And then when you hit update video, the system fills in these other fields automatically. So you only need to paste in one of these things. And then when you save it, the system fills in the rest and then it knows where to find the video.

Harley Wolfarth:

Now, if you wanted to remove the video, you would just click this remove video button that would delete it. If you wanted to change it, you would use the update video button, just paste in your new URL and then hit update video and it'll fill in the rest. So if, for example, we'll go ahead and grab this URL. We'll pretend as if I went to YouTube and I got this from the video page URL, that would just be the page URL up here in the address bar. Now I've copied that. So I'm going to remove this. There we go.

Harley Wolfarth:

So, you can see it took me back to the videos tab, gave me confirmation that that video's gone. So I'll go ahead and switch over to photos back to video. We'll refresh this page just to kind of go in clean. So we'll go back to manage listings, click on our MLS ID. There we go. So now that this is loaded back up, we'll go back to videos. And if I open up YouTube video, you can see there is no longer a video there, but I copied my URL. So I'll paste that in. And now if I hit update, you can see that it's successfully updated it and you can also see that it filled in all the other fields automatically. So that's the main thing to keep in mind here. You just paste in one of these things, hit update and the system will fill in the rest.

Harley Wolfarth:

Now, as I go down the line, these all work in exactly the same way. Now, Facebook, you just have the URL field because there's nothing else for it to fill in. So you would just paste it in your Facebook video URL and hit update. And that would add that in. Vimeo, you can see it has multiple fields, but this works the same way as YouTube. I would put in either the video URL, the video ID or the embed code, which you can get all those things off of the Vimeo video page if you were to actually go to Vimeo and view it. But again, you just put it in one of those things and the system handles the rest. If we go down to Zillow, same thing here, and you just paste in one of those and it'll handle the rest. WelcomeMat, Matterport and MapRight. You can see all those work the same way you would just fill in one of those things and let the system do the rest for you.

Harley Wolfarth:

So there you go. Any of one those things that you add will show up on the listing detail page, assuming you were not on a custom listing detail template, which would just be dictated by what company you are in. But they will show up on that page and then they'll also be selectable to show up as the first image in the gallery at the top.

Harley Wolfarth:

So the next piece we have here is open houses. Open houses will typically come in from the MLS also, but if they're not, and this ability is turned on for you at the company level, then you can go in here and you can add open houses. The first section allows you to just put in date and time, hit add open house and that'll create your open house. That'll show up on the detail page when it is close enough to that open house happening. So for example, by default, if you were to set up an open house that is two months out, it will probably not show up on the detail page until you're within a couple of weeks at that open house. And then it'll start showing up on its own.

Harley Wolfarth:

The other pieces you have here is you can set this as a virtual open house. If you do that, then you need to put in a URL here. And that is the URL where basically you'll be presenting that virtual open house. So this could be a Zoom URL. You could set it up as a Premiere Video. So if I hit this plus sign here, you can see it expands the premiere video section and gives you some information about that.

Harley Wolfarth:

This would be for a YouTube premiere or a Facebook premiere video. What that means is you prerecord the video and then you go to Facebook or YouTube and you choose when that video will basically become available. So that gives you a URL. You paste that URL in here, and then the video becomes available for viewing at the date and time that you set when you put the video together.

Harley Wolfarth:

The reason there's a separate section for this is because it will show up as a Premiere Video on the listing detail page so that users can actually see that, yes, this is a virtual open house. It's going to take place at a specific time. And they click on it to register. And then once they're registered for it, they can actually click on it and then view the video during that time period or I should say, after the premiere date and time for that video.

Harley Wolfarth:

Alternatively, if it's not a Premiere Video, you could just put in a Zoom URL here, for example, you would give it your date and time. And then when that date and time comes up, someone could go to the detail page for this, click on it. That'll take them into your Zoom meeting, where they could watch you run through the house and do your virtual open house through Zoom. So there you go.

Harley Wolfarth:

Now, the other option you have here for virtual open houses is you can have the link show just until the end of the day of your open house. So show the link until the end of your open house day or you can only show your link the day of the open house. The idea is that you'll typically show it until the end of the open house day. That way it stays on the site ahead of time. And people can kind of see that there is one upcoming. Whereas if you only show it the day of the open house, then it's only going to show on that day. So you're not really letting customers know about it until the day of the open house. There we go. And then the last option you have here is you can mark that it is an appointment only open house, and you can give a timeframe for that. Once you have all your options filled out. You just click add open house and that adds it to the system. And then it starts showing up on the detail page based on your settings.

Harley Wolfarth:

Now, the next thing you have here is the open house availability system. So what this will allow you to do, and we have videos that are more specific to these individual features. So don't worry that I'm going a little quick on some of these, but the set open house availability. What this allows you to do is define a day or a weekend where this property is available for someone to host an open house. That'll then show up for other agents so that all the other agents within your company can see that this property is available for an open house that day. And if they want to host it, they can essentially put through a request to you saying that they want to host an open house on whatever days you've set for it to be available.

Harley Wolfarth:

That information will show up down here, and then you can either approve or deny the agent that has asked to host an open house during that date. So it's a nice, easy way that you can convey to all the other agents in the company that a listing is ready. Someone can go there and someone can host an open house and just let the agents go in, or the other agents go in and accept if they want to host it during that time.

Harley Wolfarth:

Now the next piece we have here, if we go over to V-tours, this is where you can define a primary and secondary virtual tour. This doesn't show up embedded like the videos do. So it won't show up as an embedded piece here or down here. Instead, it just shows up here at the top. You have a link here to virtual tour. If I were to click that button, that would show me the virtual tour set up for this listing. So you can set up two of those through this V-tour page.

Harley Wolfarth:

Now, also, if you have the ability to enter unbranded virtual tours at your MLS, the system can often pull those in and will populate this setting or this field automatically. So you don't have to go in here and add it manually. However, if you do have one you add after the fact, or maybe you have a branded one that you didn't add to the MLS that you want to show on your website, you can go in and add it here. You don't need to select a vendor. All you would really have to do is paste in the URL and hit update. And then it'll put that virtual tour link on the detail page, just like so, and when you click on it, it'll open up that virtual tour in a new window.

Harley Wolfarth:

Now, the next piece we have here is at the company level, if the builder and community system is turned on, you'll have this builder and community tab. And what this allows you to do is associate this listing with a specific builder and/or a specific community. These are builders in communities that have been built out through this platform. So again, if it's turned on and the company has gone in and configured it, you could select a builder and you could click here and select a community and then hit save. And then on that builder and community page, on the company site, this listing will be one that appears.

Harley Wolfarth:

And the next piece you have here is showings. So here you can put information about showings you've had on this property, and this information can also be included on the seller reports. So if you have a seller report set to go out to the seller for this property or multiple sellers for this property, you can include this showing note in the seller report, that'll include all the showing information along with whatever note you put here.

Harley Wolfarth:

You can also add these ahead of time and create a calendar event for these. So if you have your Office 365 calendar, for example, synced with the DeltaNet, you can choose to create a calendar event here, set up a showing ahead of time. And then not only will this show up on the seller report for you or for your seller rather, but you'll have that reminder when it's time to perform that showing.

Harley Wolfarth:

Then the next thing we have here are notes. So if I click on notes, you see we have the ability to add a new note. Notes can be used for two different things. First, they can just be notes to yourself that you put in here in the DeltaNet that are only visible to you in the DeltaNet. So if I were to put a note here and not check this box and hit add a new note, then that note is only going to be visible in here. So it's an easy way for me to keep kind of my own notes on a property. Or if I want that note to appear on the seller report, I can check that box, and then that'll also appear there so that your seller can see it when they get that report.

Harley Wolfarth:

Now, the next piece we have here is mapping. So under the mapping tab, this would primarily be used if the listing is showing up the wrong place on the map search. This is typically only an issue for brand new listings, new construction. The reason that is, is because the mapping information typically comes from Google's placement of that address. So if Google doesn't know where it is, the map might not know where it is.

Harley Wolfarth:

So in order to make the map know where it is, you would go to this tab, you would click is this listing in the wrong position in our mapping system, you can see that opens a new tab up with a map. And now we would just drag this pin to where this listing actually belongs and we can zoom in and really kind of fine tune it there. And then I would hit save this location and that would save for that listing as. So this is where it would show on the map search from that point forward. So go ahead and close that out.

Harley Wolfarth:

Now, the next thing we have here are taglines and titles. So taglines and titles can be used for a number of different things by default, the tagline will just show up on the listing detail pages or on the search results pages. Again, it kind of depends on which results and detail pages or which templates you're using there. On the standard results page template, this will show up on the card for the listing. So you have just a series of listings on those results pages. Here we go. So you just have these listing cards on each of the results pages, that tagline would show up within this card.

Harley Wolfarth:

Now the other two are only used for marketing purposes. So they're only used internally and only available within the DeltaNet. So it just depends on how you manage your listings as to whether or not it makes sense to have any use for those fields at all.

Harley Wolfarth:

Now, the next piece we have here is sellers. This is one of the newer features we've attached to the listing profile pages. From here, you can attach a seller to a listing and that will do a handful of things for you automatically. So first off, when I add a seller to a listing, it adds them to this interface. It gives me an easy way to create a seller report for them. So if I were to click on add a seller report that would create a seller report for this particular seller.

Harley Wolfarth:

It also gives me an easy way to contact these sellers. So I have an email button on each entry here. If I click that, you can see it sets the recipient automatically, and it opens up all the regular email WYSIWYG editor here, so that I can either go with this default message, or I can modify this email however I see fit and send them an email, or I have an email all button, which sets both recipients, or in this case both, but all of the sellers you have set up here, it'll set them all as recipients. So you can send everybody a message really quickly.

Harley Wolfarth:

Now, the next thing it does is it will add some things to this customer account specifically. So if I go into this customer's account and we'll go ahead and shortcut it. I'll just type it up here. There we go. It comes up in the auto completer. So we'll view customer info. So that takes me to the customer's profile page. And now as I scroll down, you can see that listing is in the saved property section here and marked as selling. Because I said that they were a seller for that property, it automatically added the property to the section for me and has it attached to that customer. So I have an easy way of seeing from their profile page if they are associated with selling any listings, and you can see I've added them to another listing also.

Harley Wolfarth:

So there got them. Now, if I click edit On this, once this listing sells I can add in transaction information for this listing and that'll then consider this a transaction for that customer. If it has a transaction date and a price, then we know that this listing that they were interested in selling has become a listing that they have sold, or really that we have sold for them because that's how this works, right? So it gives you kind of a convenient way to add those or attach those properties.

Harley Wolfarth:

So we'll close out that one. Now we'll go back up to the top and use the shortcut again, really like this shortcut. There we go. So that takes me back through to the profile page for the listing. So we were looking at sellers. And you can see you can also remove sellers by just hitting the trash can here. Or if I type into this field down here, that works as an auto completer, so I can select them to add an additional seller. I'll go ahead and remove that one.

Harley Wolfarth:

Now, the next thing we have here is custom fields. Now this will only be available if custom fields have been added for you at the company level. So this tab may not appear for you at all. But if it does, this is how you would access those custom fields. Typically, they will be fields that are related to the property search. So, you'd have a custom field in here that says preferred property, for example. And if you said yes, then when someone searches for a preferred property on the company site, this would be one of the ones that come up.

Harley Wolfarth:

And then the last piece we have here is the ability to import and export notes for this listing. So if, for example, I had a bunch of notes for this listing in a separate file, specifically a CSV. Then I could upload that CSV here to quickly attach all those notes to this listing.

Harley Wolfarth:

The other side of that is that I can use export notes to export all those notes as well. It is worth noting here also that it doesn't just export these notes, but it will also export and import the showing notes. So you'll get both of those different note types by using this feature here. So there you have it. That is the quick, the once over, the run-through of the listing profile pages and the DeltaNet. There's another video on that one where we kind of go in and really take a close look at how that works. So there you have it.
