Social media can be a major part of your success in real estate. In fact, it's safe to say that real estate agents, no matter their experience level, have huge advantages when it comes to transforming their social media following into real business value – something many other professionals struggle with.

Everybody knows that success requires a real estate website and social media. In lots of industries, however, the way forward isn't exactly clear. People can spend hours on social media every day for very little in the way of results. That CAN happen to real estate agents, but the path to success is far shorter.

Most people follow local real estate agents in three situations:

  • They want to scope out aspirational properties, but they have no expectation to buy soon
  • They want to see what's for sale in their area because they're considering a sale themselves
  • They are looking at properties in an area where they'd like to live, to see what may be available

Of those three categories, two can turn into customers sooner rather than later. The odd one out – folks looking at opulent mansions and hoping for a lottery win – could become customers eventually. To create a relationship and maintain it through the weeks and months that might pass, you need to be active on social media.

The question: How can you stay in the conversation without spending hours a day?

First and Foremost, Use Social Media Automation

Social media automation is the key to making your time on social media valuable.

Instead of painstakingly writing out dozens or hundreds of social media posts a month – which can quickly turn into a chore – you can populate your social media feed with event-driven updates every time something about one of your active listings changes. This keeps eyes on your property and entices people to reach out.

With social media automation, you won't get bogged down wondering what to write. You don't have to let social media turn into a dreaded chore: Instead, you can keep up to date with it in minutes per day. And you don't need expensive software that could stop working just when you need it.

DeltaNET customers can access Social Connector for all their social media automation needs. It only takes a few minutes to set up and is compatible with all your favorite social media platforms. We recommend Instagram for those just starting out, Facebook and Twitter when you're expanding, and LinkedIn for luxury properties.

These Best Practices Will Optimize Social Media Time

Once your social media automation is in place, there are still steps you can use to achieve more:

  • Respond to Comments on Your Social Media Posts
Whenever someone comments on your social media posts, it's the perfect time to engage. They're signaling their willingness to hear from you, so deepen the relationship by beginning a conversation. You may discover they're in the market and interested in what you have to offer.

  • When Users Comment, Take Time to Visit their Feed
Once someone comments, take the time to learn a little bit about them. Browse their recent posts and look for anything you have in common. You don't need to start a conversation about real estate: It can be about fishing, your dogs, or anything else that connects you. If they've asked questions you have an answer to, go for it!

  • Check Out Your Social Media Analytics
Nearly every social media platform now has its own built-in analytics. These tell you how people find your posts and what they do once they arrive. By reviewing data analytics twice a month, you can see which posts make a bigger impact on your audience, then steer your creation efforts to do more of what works.

  • Include Hashtags with Each Post
Hashtags make content discoverable. For example, using #realestate or the name of your town makes it more likely people searching for those topics see what you offer. Don't overdo it, though: 2-3 hashtags will be enough for most platforms. Instagram encourages you to use lots of them, so don't hold back there.

  • Promote Your Email List on Social Media
As powerful as social media is, you get the best long-term bang for your buck when social media followers join your email marketing list. Why? They're far more likely to see what you have to say and respond. Design a powerful piece of content, like a neighborhood guide, then use it to entice people to join your list.

It's a good idea to be consistent on social media, but don't take it TOO seriously. With high-quality digital marketing tools, you can make sure it never takes time away from the other tasks that move you forward.
