A Real Estate Agent's Guide to Using ChatGPT

Content marketing is a major part of your job as a real estate agent. Thankfully, due to today's artificial intelligence technology, gone are the days when you had to consistently be creative and come up with new ideas all on your own. 

ChatGPT is an excellent resource for creating content — whether you're writing a property description for the MLS, a daily social media post to keep your followers engaged, or a blog post to attract new visitors to your website. 

To get the most out of ChatGPT, you must know how to use the tool effectively. So let's get started.

Property Descriptions

Writing property descriptions for each new listing can feel highly repetitive. And when we do the same task over and over for a long enough time, it can be difficult to stay inspired. ChatGPT is there for those days you need a little help.

Here are some simple steps to follow when using ChatGPT to write property descriptions:

Step 1: Ask the AI to write a property description and list the property's key features, including the number of bedrooms, bathrooms, square footage, and amenities. For example, you could say, "Write a property description for a four-bedroom, five-bathroom, 4,000-square-foot home in the mountains with a finished basement and a big backyard."

Step 2: Include instructions for things such as the tone of voice and number of words. You can even ask it to ensure the description follows Fair Housing laws, local MLS language guidelines, and more.

Step 3: After sending your prompt through the chat, it will deliver your property description. Read it over and ask it to add further details or refine the message until it gets it right. Then, proofread it to ensure clarity and coherence and that it correctly followed the guidelines you set. 

Social Media Captions

It's no secret that staying active on social media sets you apart from other agents in your area. 

But keeping up while upholding your other responsibilities as a real estate agent can feel like a lot of work. With ChatGPT, you can generate unique captions and other content to post on your social channels within seconds!

These are some tips for using ChatGPT to write social media posts and captions:

  1. Identify your audience and target demographic. For effective results, let ChatGPT know who your audience is and who it is you are targeting. For instance, are you writing a post for Twitter aimed at Millennial homebuyers or a luxury buyer on Facebook entering retirement?
  2. Inform ChatGPT of the purpose of the post. Is the purpose of the post to inform your followers, entertain them, promote your real estate services, or something else entirely? This is another necessary detail for ChatGPT to know.
  3. Specify style and tone. Consider if you tend to have a more informal or formal tone or often leverage your sense of humor in your captions. After all, you want the message to sound like you!
  4. Be sure to mention keywords. Keywords help you reach the right audience with your post. So, if your photo is advertising a home on the beach, you might want to use "beachfront property" as your keyword. If your image shows the current market trends for properties in your service area, you will want to use "market trends" as your keyword. Keywords can also be helpful in coming up with hashtags, which ChatGPT can also generate.
  5. Include the length. One of the most important aspects of writing for social media is adhering to word count, which will vary by platform. If you're writing a post for X (formerly known as Twitter), you must get your message across in under 280 characters. But if you're writing for LinkedIn or Facebook, you may opt for a longer-form post.
  6. Add a personal touch. Once the post or caption gets generated, review it and add your personal touch. You may also request the message be adjusted or ask it to come up with other options that better reflect your brand.

Blog Posts

Blog posts are essential for increasing your real estate website's search engine optimization (SEO). Plus, they are a great way to provide information for your customers on buying, selling, mortgages, closing costs, your market area, and more. 

Unfortunately, not everyone is born a literary genius, let alone with an aptitude for language. That's where ChatGPT comes in. 

ChatGPT can generate entire blog posts on almost any subject imaginable. Whether you want to write about all the ways to keep your home safe while you are away, how to calculate a mortgage, or how to stage your house when selling, ChatGPT can construct a clear and well-structured article for you to post by aggregating data and other information from the internet. 

Like when using ChatGPT to write social media posts or property descriptions, the key to getting the best results for your blog posts is having the right prompt and setting the artificial intelligence up for success with clear instructions.

Here are some strategies for using ChatGPT to write blog posts:

  • Define the goal of the blog post. What are you attempting to accomplish with the blog post? Would you like to inform homebuyers about the inspection process, convince prospective sellers that now is the right time to sell their home, or excite those relocating about what to do in the area?
  • Include a word count. When it comes to blog posts, the length is extremely important. Search engines like Google are more likely to recommend longer blog posts with sufficient details and keywords. A blog post below 300 words is unlikely to rank very high. 
  • Mention the preferred tone. Like a social media post, you want your blog posts to present a tone of voice that fits your brand. To appear knowledgeable and professional, a formal yet engaging tone is often the best way to go. 
  • Note effective keywords. Keywords are critical for SEO. So, when using ChatGPT, acknowledge the need to use specific keywords in your prompt. Some of the most common keywords in real estate are home buying, homes for sale, real estate market, and new construction homes. 
  • Revise and proofread. Like any blog post written by a human, a blog post generated by ChatGPT should be revised and proofread to ensure it is accurate, concise, and accomplishes its goal. You can also scan the content for plagiarism using tools like Grammarly. 

ChatGPT is an easy-to-use tool, perfect for writing real estate content. It can help you create professional-level content, integrating new ideas into the mix while giving you time back in your day.
