
Lynn Wardley started Wardley Real Estate in his home state of Utah in the early 1970's. With about 1800 agents spanning the entire state, the brokerage grew to be Utah's largest and most successful real estate company within just a few years. After finding such success, Lynn was approached in 1999 by Better Homes and Gardens (BH&G) to take over a brokerage in Las Vegas to fill an opening created by a broker that left the BH&G network. Later that year, Wardley purchased Frontier BH&G in Denver, Colorado. A few years later in 2001, NRT purchased both the Utah and Denver operations, which combined had around 3,000 agents. It was then that Las Vegas and the surrounding areas became the "forever home" of Wardley Real Estate.
In 2011, Wardley Real Estate left its franchise and has since been operating as an independent brokerage. In 2012, they were invited to join Leading Real Estate Companies of the World® (LeadingRE). They have now been a part of LeadingRE for the past 12 years and have thoroughly enjoyed being part of the global network.
Today, Wardley Real Estate has four offices in Las Vegas and Henderson and is one of the most thriving brokerages in the Southern Nevada market. Lynn's vision still helps lead the company while his business partner of over 30 years, Jeff Sommers, handles the day-to-day operation of the brokerage and its affiliated companies, which include Nevada State Escrow, Nevada State Property Management, and Real Estate School of Nevada. Jeff and Lynn share the same philosophy regarding work and success.
Jeff Sommers says, "Really, it's just getting up and going to work. Both myself and Lynn Wardley, we just are actively in the business every day and just keep working. Lynn always says, 'We're not the smartest guys, but we go to work.' And I would agree with that. We just work."
Throughout the more than 50 years Wardley Real Estate has been in business, one thing has remained true and that is their commitment to bettering the lives of both their customers and their agents. Given this long-standing devotion, their company slogan is "Getting people from the life they have to the life they want to have."Â
"We think it applies to our buyers, our sellers, our agents, our staff, our managers," says Sommers. "Our job is to help people get where they want to go. For a seller, it's to sell their house. For an agent, it is to reach a certain level of income or independence. For a staff member, it's the opportunity to grow in their position or move into other positions. And so really that's what our motto is, it's about helping people succeed in what's important to them."
At Wardley Real Estate, they are also committed to giving back to the communities they service. They are part of many different charities and organizations, such as Three Square, a food bank serving those in need throughout Southern Nevada. They additionally participate in a year backpack drive for local school-aged children.
They have also been involved with the Nevada Childhood Cancer Foundation for many years. Their agents volunteer to spend time with kids with cancer and they participate in the foundation's annual golf tournament, where they helped to raise over $170,000 this year for the organization.

A Long History With Delta-Powered Websites
It was around the time the company began operating in Vegas that it partnered with Delta Media Group. What drove them to Delta was the nationwide search integration and the fact that every agent could have a personalized website. Over the nearly 25 years they have been a partner of Delta, they have seen the progression of the personalization Delta Media Group websites offer.Â
"What we really liked was the integration of the search that was nationwide," mentions Sommers. "For us back then, that was the coolest feature. Each agent had a personalized website and they had a full nationwide search and it just kept getting better."
Sommers shares that the agents continue to embrace these customization and search capabilities as of late.Â
"They like the customization," he notes. "I've had several of them go to town to customize their website. I think they like the ability to feature whatever property they want to feature. And then the search. They meet with somebody, the person's moving out of town. They tell them their house is going to be on the website. They go on their website and see their house. And then they search wherever they're going and they find properties in most cases, which is cool.
Another attribute the staff and agents at Wardley Real Estate have come to appreciate over the years is how simple the sites are to navigate.Â
"I just think it's simple." Sommer continues, "Some sites make things so difficult and hidden."
Sommers says that being able to offer agents a Delta website has been helpful in the recruiting process at Wardley Real Estate. They enjoy showing prospective agents the integrated search and the personalized branding they can have.
"I think it's been really good for recruiting," he says. "It's cool to show them they're going to have a website and whatever million properties on it or whatever the number is. And they can search anywhere and their properties have some kind of branding to them somewhere on them."

Back-End Features Agents Are Taking Advantage Of
There are a few main features in DeltaNET, otherwise referred to as the "back end" of their website, that Wardley Real Estate agents are taking a particular liking to. The first is the My Customer for Life automated newsletter.
"We like the My Customer For Life newsletter and we've been personalizing it, so it's our company newsletter," says Sommers. "We've got quite a few of our agents on that now, so we like that feature."
Another DeltaNET feature Wardley Real Estate agents have been taking advantage of is Social Connector, which enables them to automatically post listing updates and other content to their social media profiles through the platform.
"I have some agents that really like the Social Connector, the automatic social media posts," says Sommers. "I was just walking through a class the other day in one of our offices and an agent was teaching a class for a bunch of other agents on using the Delta social media posts."
The agents also use features like Open House Connector® and Market Watch Reports to share new listings and information on upcoming open houses with clients as well as what recently sold in their market.
"We'll use it for open house invitations," mentions Sommers. "The agents will send it out to their database. They'll send 'just listed,' 'just sold' updates to people they know monthly to remind them they're out there working and they're in real estate. So I think that's a super, super big one they like for marketing."

Education at the Forefront
Education is a large part of the culture at Wardley Real Estate. Therefore, training at the brokerage involves a four-step process.Â
The training process begins with their "fast-track," which is a full day of initial, extensive training. Since the best way to learn is often by doing, the next step is their Path Program, which involves the agents getting out into the field to shadow and assist their peers. The in-office training comes next, and that involves courses several days a week. The final step in the process is continuing to learn through their corporate technology trainer. This trainer teaches them how to use the tools they have through Delta Media Group, along with other digital marketing strategies, such as using social media.
Wardley Real Estate is also a proud partner of the Real Estate School of Nevada, offering pre-licensing courses, correspondence, and continuing education courses. The pre-licensing course is a dynamic 10-day course that prepares a number of the state's top agents to begin their careers.Â

Supporting Agents With Marketing and Administrative Tasks

At Wardley Real Estate, they use technology to recruit new agents by posting on job boards and social media as well as through their website. They also often get referrals from their existing agents and through the real estate school. Overall, they feel that recruitment is about "building relationships."
According to Sommers, they are always looking to grow by hiring new agents to join the brokerage. They feel that the best candidates are those who are eager to learn and build a career.
"We look for people who are willing to be trained and have a long-term career," he says.Â
Sommers has found through his career as a broker/owner that people can surprise you. That's one of the reasons they like to allow everyone to enter the industry if they have a passion for it.
"We are always looking," he says. "I never cease to be amazed at who succeeds and who doesn't."
He feels that the resources they provide such as DeltaNET, their in-house marketing, and their four-step training program enable anyone to succeed if they have the drive.
He says, "Our systems will work for everybody if they will work the system."

A New Era Awaits With DeltaNET® 7
There are some changes on the horizon at Wardley Real Estate. The change they are most excited about — and have been for some time now — is that they are finally about to launch DeltaNET 7.
"It's been a wild and crazy few years in Vegas," says Sommers. "We're excited about the launch of the DeltaNET 7. It just feels very user-friendly and easy to work with."
They are also planning to work with Delta to find new strategies for driving web traffic. Currently, they are primarily driving organic traffic through their agents' social media. They are additionally looking forward to using the tools and resources in DeltaNET 7, such as DeltaNET Academy to further assist with agent onboarding and technology training.Â
With all of these changes coming, their primary goal to "keep growing and keep providing service to give people the life they want" remains the same at Wardley Real Estate.
