Good morning and welcome to another edition of Tech Tuesday brought to you by Delta media group, where even if the entire world were in fact covered in water, we're not really buying that dirt would be the currency. So today, we're going to take a look at the Pre-listing Announcement System. So something that is pretty brand new, that we've added in here. Like I said, we try to hit the new stuff with the Tech Tuesdays. And this is kind of the other half of the Reverse Prospecting System that we went over last week. We did that last week, I think, right?

Yeah, yeah. That was last week. So this week, or last week rather, as you saw with the Reverse Prospecting System, what that does is it allows you to put in a property address and get back a list of representation of all the customers that would potentially be interested in that property if it were placed on the market. The Pre-listing Announcement System is kind of the other half of that. What this allows you to do, is actually notify all these people that this listing is about to go on the market. So the idea is that you can go to a listing presentation and say, "Here's my list of people, like, these are the people that I can tell you right now are interested in buying your home. Or could potentially be interested in buying your home. And as soon as you give me this listing, before it's even on MLS I can send a notice to all these people, letting them know your property is on the market."

So it's a great way to set yourself apart from other real estate agents in your market. So let's go into the Delta Net and take a look at how to use it.

So here we are on the welcome page as always, to get to the Pre-listing Announcement System, we're going to scroll down here to listings. And then click on Pre-Announced Exclusive. So here we have an interface, the top of this is basically, looks very similar to the property search. Only in this case, we're not searching for properties, we're searching for customers. So we start off by typing in our address. I haven't tried this address, so we're going to see how this goes. Here we are. And you can see that it auto completes with actual street addresses from Google as you type. So we'll go with this first one here, and we've got seven matches. So it looks like there's already seven people that would be interested in this home. So now we can fine tune it a bit, so people looking for actives, people looking for residential, and you can see our number is staying the same as we go which makes sense.

I could choose different property categories, that would give me back customers that are interested in those property categories if I wanted. Property details, let's say we're interested in anything, I'll cast a nice wide net here, and we'll see if anybody is interested still. There we go. So, still has some interest. And we'll go with the old three bedrooms, two bathrooms and keep our fingers crossed. Yep. Still seven interested customers. And as you go down the line, you can see how you can really define exactly what this property is, and you know, put in these details for it. Because that'll help fine tune your criteria, so the customers that are returning, there'll be matches based on finer criteria.

And filter options, allow some additional things they might be interested in. So if I only want to get back customers that are interested in ocean view properties, I would check this ocean view box, which I kind of doubt I'll get any. Oh, still getting seven. So those must be, they must have casted a real wide net. So you can go through here and you can select any of this criteria that matches the property you're trying to find matching customers for. And over here in search summary, not only can you see like the other searches in the system, all of the criteria that you've chosen. So you can set your score here that allows you to determine how picky you want the customers to be. So right now, it defaults toward the not too picky side, so these are people that are looking for criteria that's close to the property you're entering, though maybe not exactly the same. And as you scroll this up, that's how picky the system becomes.

So you can see that number change to a two, because now, they have to match this criteria much closer in order for them to match this. So we'll leave it there, why not? We still have a couple of entries here. So that gives you the number of results that'll match your property. So once you've done that, we can look down here. And what that's going to do is allow you to add this as a pocket listing. So it's not actually an active pocket listing, it's not an MLS, it's not going to show up actively on the front side search, but this enters the listing information necessary to send this off to the matching customers. So select a listing category, I'll say that was residential, and you'll say it was single family. It's in here somewhere, there we go. You can see it pulled my sale price from the price I chose, so it shows the high price from what I entered above, it put in the address, city, state, it added all that in automatically. But I can add more information here if I want to fine tune this. Keep in mind that this is just for the pre-listing announcement.

So when you actually enter this and make it an active listing in MLS, you'll enter all the real details and everything, and that'll be the active listing on the website. This is just for the notice email that goes out to these customers that says, "Here's this listing that's about to come on the market." So you can see all the additional criteria we can add in here, generally, you want to set yourself as the listing agent. I forget my test account name. It probably has the word test in it somewhere. Ah, here we are. Demo two. That's what we're using. So we'll set that up, so we'll go through all the criteria here, see all the different things you can add. You can add some comments. And then when you're ready to go, "Take a look at this great listing." Soon to be listing, I should probably put that.

So once you're all set there, just hit Submit Listing. And now, the system will allow you to upload photos if you want. This is the same photo uploader that you have from when you add photos to a listing to the Delta Net. To use it, you just click Add Files. You find the files you want to add to it, which let me see what I have here. Demo Listing sounds promising, so there we go. And I'll hit start upload, that'll add my photo. There we go. So now that my photo's been added, as soon as I've added it, it fires off the email to the two potentially interested customers. So these are the customers that would have been matched from that reverse prospecting report, had I run it. What this just did was it found those two customers, and it directly notified them.

So there you have it, there is the pre listing announcement system, now the next thing or the next half of the system is you can go here under Pre-Announced Listings, also under listings, and you can see all the Pre-Announced Listings that has been put in the system. So this way, you can go in here, you can see some information on them. You can delete them from here, you can see who was set as the listing agent, basically who created them. And how old they are. After 30 days, I believe it's 30 days, the system will automatically delete them, so they'll disappear from this list. And this interface works much like the regular listings interface under Listings and Active Listings. So you can click the MLS number to get to details about the listing, you can click the plus sign to expand if there's anything else here.

So this one you can see doesn't have any photos, updated 29 days ago. And if I click here on the MLS number, it takes me to the page where I can edit the information. Actually, I don't think I can edit it, I can just see all the information about the listing. Yeah. But once it's sent, there's no editing it. You can delete it or you can create a new one but that's it. Because the idea is that pocket listing, all that information and that photo, once it's sent, there's really no point in editing it. You know, once it's sent, that emails gone out, been taken care of. So you want to make sure that you're entering all the information carefully when you're entering it for the first time. And there you have it. and so as always, thanks a lot for joining me this week on Tech Tuesday, that is the Listing Pre-Announcement System, or Pre-Listing Announcement System, as I always mix that up backwards.

Oh, look at this, we've got some comments as well. Every now and then we get some live comments on Tech Tuesday. Not very often, but thanks Lorraine. So the question, does the message go to the customer's agent? Yes. So what it does, is if that customer that this matches to is assigned to an agent, it'll send a message out to the agent as well, letting them know that a message went to their customer. The message that went to their customer goes out branded as the agent. Can it be easily converted to a pocket listing? No. Unfortunately, the idea is that this will send out, and those pocket listings are completely separate. So what it will do is, after 30 days, those will drop off, but these listings are in the expectation that the agent is ultimately going to enter that information at the MLS and then we'll be getting the data from there.

So there's no converting these into pocket listings. If you're not going to enter it at MLS and you did just want to enter it as a pocket listing, you can do that, but you would have to enter it over again from scratch. So, and maybe that's something we can look into. But like I said, the idea is that these will be coming from the MLS when they actually go live.
