With the current challenges for homebuyers, like inflation, market conditions, and interest rates, renting is becoming increasingly popular among U.S. residents. According to a recent report by Redfin, in the second quarter of 2024, the share of American renters grew to a record number of 45.2 million, with the nation adding about 855,000 rental properties this year.

With increased rental inventory and demand, many agents are choosing to focus on rentals as we move closer to 2025. Knowing how to market to renters effectively is essential to succeed in this industry sector. Although some strategies are similar to appealing to buyers, altering your approach for this unique market will yield the best results.

Let's take a look at some actionable strategies for marketing to renters:

1. Determine Your Target Market

Having recently surpassed Millennials, Gen Z currently makes up the largest demographic of renters in the U.S. However, your target demographic for a rental property should be determined by multiple factors, including the property's location, size, and features. For example, you will want to target Millennials when attempting to rent out a single-family home in the suburbs with multiple bedrooms. On the other hand, most one to two-bedroom apartments in major cities and large metros will best appeal to Gen Z. A high-end vacation rental on the beach will best appeal to Baby Boomers who are retired and are most likely to have the income to spend.

2. Connect With Renters Through Social Media

Once you have determined who your target audience is for a given property, the next step is to connect with them through none other than social media. Since Gen Z makes up the greatest percentage of those currently in the rental market, consider that this generation's favorite social media platforms are TikTok and Instagram. Both platforms are highly visual, meaning high-quality photography and video are key to success. If your property seems more suited for the older generations, Facebook will be the best platform to connect. Baby Boomers and Gen X comprise the largest percentage of active users on Facebook.

3. Craft a Compelling Property Listing

Effectively marketing a rental property also involves crafting a compelling property listing. The property description should not only include all the major details, including the square footage, location, utilities, and amenities but highlight features that are most likely to stand out to your target market. For instance, Gen Z loves their pets, so you will want to highlight if the property allows pets and if there are any pet-friendly features like an on-site dog park or a groomer or vet nearby in the neighborhood. They also love technology, so highlighting any smart home features is recommended.

4. Harness Virtual Tour Technology

With renters typically being on a tighter timeline, having the option to tour an apartment online greatly benefits them. Capture their attention most conveniently with virtual tour technology. You can even take it one step further and wow prospective renters with virtual staging, which is becoming increasingly popular in the industry.

5. Build and Nurture Relationships With Email Marketing

Whether you want to connect with buyers or renters, email marketing is one of the best strategies for building and nurturing these relationships. With an easy-to-use automated email marketing tool like the one in our DeltaNET® platform, you can segment your audience into targeted groups for better results. That includes creating a renter segment to further distribute into groups by characteristics such as age and location.

6. Stay Active With Blogging

Blogging is another excellent method for connecting with prospective renters, especially those within the younger generations. Your blog allows you to target those in the area by sharing information about the neighborhood, its amenities, upcoming events, and more. By posting engaging content on subjects local renters will be interested in, you can also enhance your website's SEO (Search Engine Optimization).

By following these strategies, you will be better positioned to tackle the rental market, driving further success as demand continues growing.
