Every brokerage owner understands the value of a listing that's been marketed correctly. Fewer understand that their website carries the same kind of built-up value — and that value has a name: SEO equity.
SEO equity is the sum of everything your site has earned in the eyes of Google over months and years: indexed pages, keyword rankings, backlinks, domain authority, and content tied to your agents, offices, and communities. It doesn't show up on a balance sheet, but it behaves like an asset. It compounds. It produces leads month after month without an additional dollar of ad spend. And, like any asset, it can be damaged or destroyed by a careless decision — most commonly, a poorly managed website migration.
When brokers evaluate a new website provider, they tend to compare price, design, and features. Rarely does anyone ask what happens to the assets already in place. Before signing anything, you should know exactly what you're bringing into the conversation.
Your SEO equity is generally made up of:
Indexed pages — every listing, agent bio, and community page Google has crawled and ranked
Keyword rankings — the search terms where your brokerage currently appears on page one
Backlink profile — external sites linking to your domain, a major factor in domain authority
Historical content — blog posts, neighborhood guides, and market reports that continue to attract organic traffic
URL structure — the specific web addresses search engines have come to trust over time
And here's the part most brokers miss: SEO equity is fragile the moment a transition starts. Rankings built over years can slide within weeks — a handful of redirects mapped wrong, a batch of URLs changed without a plan, a stretch of content that just doesn't make it to the new site. One brokerage watched a channel that had been driving the majority of its leads nearly disappear in a matter of days. The new platform wasn't the problem. Nobody had treated the move itself as an SEO event.
This is why "cheaper" and "better" aren't the same question. A lower monthly fee doesn't matter much if it comes bundled with a 90% drop in visibility three months later.
Before you evaluate any new website partner, it's worth documenting what you currently have:
Total indexed pages in Google Search Console
Top 20 keyword rankings and their search volume
Percentage of website leads currently attributed to organic search
Domain authority score and backlink count
Highest-performing content pages by traffic and lead generation
Once you know these numbers, you can ask any prospective provider a direct question: how will you protect this during migration? A partner with a real answer — redirect mapping, URL preservation, phased rollout, post-launch monitoring — is a partner who understands that your website isn't just a design project. It's a revenue-producing asset with equity worth protecting.
Your website has been working for years to earn its place in search results. Make sure your next technology decision builds on that work instead of erasing it.
