Home Selling Season | Tips for Selling Homes

As kids return to school and schedules get busy, many agents think the end of August marks the end of selling season — offering far fewer opportunities to gain business. However, the market in many areas is just heating up, rather than slowing down. This means that with the right strategies, you can keep the momentum going strong for several more months.

Here are five strategies to ensure your business continues to thrive as summer winds down:

1. Refresh Listings for End-of-Summer Appeal

If you have listings that have been sitting on the market for several months now — from the start of summer or even since the spring — now is the perfect time to give your marketing a refresh.

These are some tips for refreshing your listings:

  • Update property photos to reflect lush landscaping and outdoor living spaces while the weather is still bright.
  • Hire a videographer to capture video content of the property, which you can then share on social media.
  • Highlight outdoor features like a deck, pool, or outdoor kitchen while they can still be used.
  • Have ChatGPT write new copy for the MLS description that appeals to buyers this time of the year.
  • Change up the home's staging. Even small changes like rearranging furniture or adding fresh flowers can help buyers view the home with renewed excitement.

2. Capture Those Last-Minute Buyers

Depending on your market, you may still have time to attract those late-season buyers before the back-to-school slowdown. There are plenty of buyers who have been searching for a home all summer but haven't found the right one. Or, they have been too busy to look and are now in a hurry. Either way, this provides the opportunity for you to help them find a move-in-ready home before summer ends.

Try these tips to capture those last-minute buyers:

  • Emphasize quick closings and move-in ready homes.
  • Create a sense of urgency with your marketing copy: "There's still time to move before the new school year!"
  • Highlight listings with flexible sellers who are motivated to negotiate.

3. Re-Engage Those Early Summer Leads

Along with trying to attract those last-minute buyers, you can also re-engage those leads you received early in the summer that have yet to transact. While they may have changed their mind about buying or selling, they could also simply need a push in the right direction and the guidance of an knowledgeable local real estate professional.

Here are some ways to regain a lead's interest in buying or selling:

  • Find out what's holding them back from making a move.
  • Remind them of reduced competition as others step back.
  • Offer updated market snapshots to help them identify opportunities they may have missed.
  • Invite them to a casual consultation to revisit their goals for the fall.

4. Maximize Community Visibility

Between back-to-school nights, community fairs, high school football, and little league games, there are tons of opportunities to gain community visibility between August and October.

These events are more than just a chance to be seen — they're an opportunity to connect authentically. You don't always need a sales pitch; sometimes, a friendly conversation or handing out bottled water at a game is enough to leave a lasting impression that leads to future referrals.

Try these tips for using these community events to spark brand visibility:

  • Become a named sponsor.
  • Hand out flyers, signs, or business cards.
  • Build relationships through casual conversation.
  • Share photos and highlights from these events on your social media to show that you're part of the community, not just selling to it.

5. Leverage Seasonal Marketing

This time of year also offers unique opportunities for seasonal marketing. With so many changes and activities going on, you should get creative. This type of marketing not only showcases your listings but also positions you as a resource who understands lifestyle — not just square footage. When clients see you celebrating the same milestones they are, it strengthens your connection.

You can leverage the season's charm and characteristics in your marketing by:

  • Sharing "end of summer" tips on social media (home maintenance, outdoor entertaining).
  • Sending a newsletter with end-of-summer market insights
  • Sharing back-to-school tips for parents and children
  • Getting buyers and sellers excited for the Fall season: Halloween, Football games, apple-picking, campfires, and corn mazes, oh my!

Continuous Momentum Requires Preparation

While there's still about a month left of summer, the key to keeping momentum going well into the fall is being prepared. That requires you to start planning now. Map out your seasonal marketing calendar, line up refreshed listing content, and schedule your community appearances.

Remember: consistency is what sets top agents apart. Even as some competitors slow down, your ability to show up with fresh ideas, community presence, and market insights will keep you top of mind.

Late summer through early fall can be a powerful time to close more deals and strengthen relationships for the year ahead. By staying proactive, visible, and creative, you'll prove that selling season doesn't end with summer — it just shifts gears.
